Everyone in your market is mailing the same list

There's a moment every investor knows. You finally get a motivated seller on the phone, and they say: "You're the fifth person to call me this week."

That's not bad luck. That's shared data. You and your four competitors bought lists from the same handful of national vendors, filtered by the same criteria, high equity, absentee, tax delinquent, and mailed the same people in the same month. The list wasn't wrong. It just wasn't yours.

Why the popular lists burn out

National data vendors are in the volume business. The same absentee owner list that costs you a few hundred dollars costs your competitors a few hundred dollars, and everyone's CRM now contains the same names. Response rates fall for everybody, which pushes everyone to mail more, which burns the list faster. The seller getting six postcards a week starts throwing them all away, including yours.

The lists nobody else has

The counter move isn't better filters on the same data. It's different data, and it's usually sitting in places that are public but painful to collect:

  • Code violations. A house racking up citations is a distress signal that never shows up in vendor databases, because it lives on a city portal nobody scrapes.
  • Evictions. A landlord filing their second eviction this year is often a landlord done with the property. Courthouse data, rarely packaged.
  • HOA and utility liens. Small filings that signal financial stress well before a foreclosure does.
  • Fresh probate. Vendors sell probate data months old. The filings are public the week they happen.

Notice the pattern: these sources are fragmented, formatted badly, and different in every county. That's exactly why vendors don't sell them at scale, and exactly why the investors who collect them are having conversations with sellers who haven't heard from anyone else.

Hard to gather is the point

An uncontested list of 80 real signals beats a shared list of 8,000 names. The barrier was never access, these records are public. The barrier is the collection work, and that's a solved problem: bots don't find county portals tedious.
